Job Summary:
Under broad supervision, this position provides a variety of plumbing, HVAC/R, machine, and building mechanic skills to ensure the proper operation, upkeep, integrity, safety and code compliance of the entire University plumbing and related mechanical systems to include water, sewer, storm gas, air, drain and vent conveyance systems. Additionally, provides maintenance, repair and installation services to the University HVAC, chiller and chilled water distribution systems, exhaust, supply air, evaporative cooling systems, and DDC systems. Performs all necessary types of preventive maintenance, plumbing, and HVAC work depending on departmental needs at any given time. Under a high degree of fluidity in order to deal with unexpected emergencies such as plumbing overflows, sewer blockages and other system failures during a given day this individual has a high degree of latitude to schedule, un-schedule and reschedule work based on current work-loads and established preventive maintenance practices. At times especially in response to emergencies is assigned work verbally and by work order system. Work must be performed at all times under the awareness and knowledge of existing plumbing regulations, codes and acceptable trade practices. Work must meet state local and site code requirements at all times. Position is also that of a work leader, leading at times as many as 3 maintenance mechanics based on critical issues or high work - loads in the plumbing area, and whom this position ensures, while doing so, perform to trade best practices, regulatory requirements, and code standards. Performs related duties necessary to support the Regis mission.

Major Duties and Responsibilities:

Essential:
  • This position installs, removes as needed, makes alterations, performs maintenance, and repairs of all types and ages of the campus plumbing systems, fittings, and fixtures and modifies existing installations as necessary. This position requires the capacity of bending, cutting, threading, welding, gluing and/or otherwise joining pipe fittings fixtures and other end use devices to provide a permanent and entirely leak free seal. Must assemble and install piping and fixtures, perform leak and air testing on system in areas which need repairs to include water, gas, air, storm water, sewer, drain and vent and at times sprinkler lines as needed. The plumber is required to test and maintain all interior backflow devices on campus and provide in a timely fashion the proper documentation per federal laws and regulations to Denver Water authorities. The incumbent must have journeyman level plumbing license or the acceptable substitute in terms of sufficient trade related education and on the job work experience indicating that this incumbent achieves journeyman level work. As a work leader this person is required to take charge in a lead role capacity in order to properly oversees emergency maintenance plumbing calls as assigned to remediate in a timely manner and avoid as much degradation to property and loss of use and or damage to educational facilities as possible.
  • When the work load, project work or emergency situations requires this position performs as a work leader to as many as 3 FTE when engaged in plumbing work assignments, will assign plumbing related job orders to others and assures all plumbing related preventative maintenance is accomplished to journey level standards. Performs preventive maintenance on all building, and building related plumbing systems and fixtures and plumbing related mechanical equipment, including but not limited to, drinking fountains, sinks, faucets showers, toilets, drains HVAC equipment, pumps, motors, traps, hot water tanks and heaters, heat exchangers, steam and water boilers, compressors, steam traps, lift stations, ventilating equipment and valves. Preventative maintenance will consist of filter changes, water quality testing, pressure testing, battery changes, cleaning, oiling, aligning pumps, greasing, trap priming, changing belts, replacing seals, washers and other component parts, and making major and minor adjustments to each as necessary. Maintains the cleanliness of mechanical rooms.
  • This position oversees large to small plumbing related renovation projects and assures either in house staff or contractors and or subcontractors meet or exceed construction and plumbing standards, budgets and deadlines. This person must carefully review shop drawings, construction documents and blueprints thereby ensuring proper design criteria are met, project work is in accordance to University standards as well as within code and regulatory compliance, and proper quality and workmanship are met in all plumbing installations on campus. Supervises all aspects of installation of in-house plumbing projects inclusive of sewer and drainage construction and renewal, storm sewer maintenance and repair and other facilities projects related to plumbing system construction and design. As a work leader this person is required to take charge in a lead role capacity in order to properly oversees emergency maintenance plumbing calls such as flooding as a result of pipe rupture and the like as assigned to remediate in a timely manner and avoid as much water degradation including mold issues to property and as a result loss of use and or damage to educational and residential facilities as possible.
  • The plumber is required to test and maintain all interior backflow devices on campus and provide in a timely fashion (annually) the proper documentation of proper testing per federal laws and regulations to Denver Water authorities. The incumbent will be required to have or attain in one year and retain thereafter a State of Colorado certification and license in backflow installation, testing and repair, keep on file inspection documentation for testing on regular required intervals as well as on request from building official and the like. This person shall be the primary representative for the University in regards to plumbing officials, Denver water inspectors, administrators and health inspectors when matters of plumbing design, water quality or purity or at question. As such this person must have and maintain a journeyman level plumbing license or have proof of the acceptable substitute in terms of sufficient trade related education and on the job work experience. Proper attention to details, and astute record keeping for all work performed and especially project work such as ensuring easy access to accurate up to date as built shop drawings and project and utility plans is critical to the success of this position.
  • Operates, maintains, and repairs heating, ventilation, chilled water, and air-conditioning systems on the Regis Lowell Campus. Included is the maintenance, preventative maintenance and repair of pumps, motors, furnaces, chiller and chiller components, cooling towers, steam and chiller water coil air handlers, exhaust fans, supply air fans VAV systems, and refrigerated DX cooling systems. Repairs and preventative maintenance are accomplished through established schedules and the work order process.
  • Assists in maintaining and repairing steam and hot water boiler systems, to include storage tanks, pumps, boilers, valves, fan coil units, and furnaces. In the absence of Energy Manager, ensure EMS controls are within parameters. Trouble shoot and upload new control data. Upgrade EMS system to assure system stays within designed parameters.
  • Monitors all HVAC equipment through existing Direct Digital control systems. Makes necessary adjustments to temperature controls as required. Make repairs, modifications and improvements to the DDC control system components. Interact with control contractors assuring systems are installed and commissioned properly. Must attend certification class in order to maintain knowledge base of electronic control systems.
  • Performs whenever necessary the routine work of other trades, i.e., carpentry, electrical etc. Assist in job planning by estimating supplies, maintaining inventory. Perform necessary paper work, i.e., fill out service reports and work orders, material request forms. order supplies and keep track of $75,000 inventory such that the person shall maintain stock of parts in an organized and complete state at all times. On-call is required on a rotating 24-hour day basis and be willing to carry his or her personal cell phone in order that contact can be made when emergency situations on campus arise.
  • Using snow removal machinery, hand tools, ice melt and sand, maintains all concrete and asphalt surfaces in a condition that is clear of all snow and ice, and in a manner that is safe and efficient to preserving all structures, objects, and plant life. To achieve this, snow and ice removal tasks must occur at all hours of the day, night, weekdays, weekends, and holidays, during and after the storm.
  • Recommends, incorporates, and monitors water conservation efforts campus-wide in order to conserve water and prevent water waste in all areas of campus operations involving significant water use. Methods will include but will not be limited to educating others on the basics of adequate and efficient water usage without undue waste, installation and maintenance of low flow, end use fixtures, instituting programs encouraging conservation and eliminating waste, use of mechanical sensors devices and/or controls, including environmental monitoring for leaks and use of a variety of other water saving devices. Paramount to this duty will be to assure the health and well-being of the campus community through responsible care and stewardship of the whole of the campus water delivery system.
  • Maintains improves as needed and ensures proper operation of several outdoor water, waste water systems and water features in conjunction with other Physical Plant staff. This will involve the enlistment of either hired contractors or from time to time the use and cooperation of in-house personnel. Never the less, this position is charged with the responsibility for proper and final completion of maintenance for the above to include but not limited to storm water management systems including underground as well as above ground systems, storm water detention systems, main sewer lines, manholes and cleanouts, storm water inlets, outlets and cleanouts and other storm water conveyances such as open-air waterways, i.e. ponds, fountains as they exist on campus and in a manner that protects public, animal and plant health.


MINIMUM REQUIREMENTS:

Education:
  • Must be a high school graduate or equivalent.
  • Must have an EPA 608 - Universal certification or be able to obtain one within six months.
  • Must be a graduate of a trade school or a journeyman licensure program and have in his or her possession and be able to retain at all times a state issued journeyman plumbing license or the acceptable substitute in terms of sufficient trade related education and on the job work experience indicating that this incumbent is familiar with the codes and regulations of, understands the significance of his/her professional actions, and has and will continue to perform journeyman level work.
  • Must have and or retain at all times a state issued certification in backflow testing and repair or be able to attain this certification within one year from the date of hire.

Experience:
  • Four years of progressive experience in service technician level plumbing or HVAC/R is required, 7+ years experience preferred.
  • A proven exemplary customer service record.
  • Past successful experience in facilities maintenance and or commercial buildings is preferred.
  • Thorough experience in the use of equipment, tools and materials common to trade.


Required for position:
  • Overtime required and weekend and/or evening work. Vacation time may be restricted during peak periods, particularly April through October.
  • Must show proof of Hepatitis B inoculations or receive inoculations provided by Regis or deny inoculation in writing.
  • Will be required to carry and use a hand held 2-way radio.
